WatersMark Design Review Committee (WDRC)

The purpose of the WatersMark Design Review Committee (WDRC) is to evaluate any structural or cosmetic remodel and landscape renovations to ensure all proposals comply with our Condo declaration and design guidelines. The WDRC’s goal is to assist homeowners in achieving their objectives while maintaining the character of all residences and harmonizing with and enhancing their natural surroundings. The renovation process involves several steps, established to ensure compliance with our governing rules and enhance communication between the homeowner and the committee. Our intention is to foster collaboration throughout the project.

The Process


We take pride in our lush surroundings and a smallish road network. However, depending on the location of the home, construction parking can present challenges. Our property manager and the WDRC are experienced in developing solutions to mitigate these challenges. Depending on the scale of the project, deposits may be required, along with provisions for construction fencing and/or a dumpster. 

As you embark on your renovation journey, you may have many questions, and we encourage you to reach out to a WDRC member or the Property Manager for guidance. Please remember that plans need to be submitted to the Property Manager at least one week before a scheduled meeting, to allow ample time for the committee to review them beforehand. 

  • Landscape guidelines

    During the early planning and design stages of WatersMark the developer’s goal was to ensure that the home sites, streets, and common parking areas harmonize and blend with, rather than dominate the natural environment or significantly change its color, texture or shape. [see guideline]

  • Remodel guidelines

    Surrounded by the Tom Fazio Golf Course at the Barton Creek Country Club with its dramatic Hill Country views, WatersMark is a special place. In order to take advantage of these attributes each home has been built with a unique approach in design and construction. The intent of these home remodel guidelines is to preserve, protect and enhance the special environment that is WatersMark. [see guideline]

  • To initiate the review and approval process it is a requirement that an Owner and his/her Architect if applicable meet with the WDRC. This informal review is to offer guidance prior to the often-expensive design process. The Owner and Architect can discuss any questions about these Guidelines and discuss or present ideas about the proposed remodel and/or landscape renovation. It is helpful for the owner to bring pictures or drawings of their desired goal if possible.

    To streamline the process, the WDRC has adopted a Predesign checklist form. This form clarifies the expectations for owners when submitting changes.

  • The purpose of the Preliminary Design review is to ensure that the proposed plan meets the guidelines before expensive construction drawings are produced. At this stage, please do not spend design dollars on construction drawings. The WDRC is trying to make sure owners do not waste money. It is a requirement that an Owner and his/her Architect attend this meeting.

  • For the Final Design review, the owner must be present. The final design shall be substantially the same as the preliminary design approved in writing by the WDRC. The meeting requires samples of all exterior materials. If landscaping renovations are part of the remodel, detailed plans must be submitted at this time.
